File 138- Hunting cabin near Hearst Ontario   $78,000.00 CDN

File 138- Hunting cabin near Hearst Ontario

A beautiful little hunting cabin all set and waiting for you on 10 acres of nice land.

Located in the Township of Eilber within the Municipality of Mattice-Val Cote.

Mattice Val'Cote is midway between the towns of Hearst and Kakuskasing in beautiful Northern Ontario on the Highway 11 corridor.

It is about 11 kilometers which is about 6.8 miles east of the Town of Mattice.

The cabin is 480 square feet in size.
There are two bedrooms plus another room that can be used as a third bedroom and an open concept living room/kitchen and eating area.
The cabin has a metal roof and is heated with a wood stove.
It is wired and powered by generator.
Furnishings come with the cabin and also included is a propane cooking stove.

There is no well but if you wanted to dig or drill a well there should be plenty of water available.
At present the owners bring in bottled water to drink.
Septic is by way of an outhouse.

There are other outbuildings like a storage shed and a wood shed.
There is enough dry wood in the shed to last you through the hunting season.

Room sizes in the cabin are as follows;
Kitchen/eating area 12 x 11
Living room area 12 x 10
Bedroom 8 x 8
Bedroom 9 x 8
Bedroom 8 x 6
As a hunting cabin this is a very efficient layout.

The property fronts on a three season road that you can drive on.
In winter this road becomes part of the snowmobile trail so if you wanted you can access the cabin by snowmobile in winter.

The property was recently surveyed this spring of 2016 and the survey is available to the new buyer.
Property size is 140 meters x 300 meters OR 459.3 feet x 984.25 feet.
This totals 10 ACRES of land.

This is an area where residents and visitors enjoy outdoor sports such as hunting, fishing, snowmobiling, camping, swimming and canoeing.
It is a popular spot for anglers and hunters.
Every year Walleye up to 10 pounds, Northern Pike up to 25 pounds, and Smallmouth Bass up to 6 pounds are caught in the Missinaibi River.
Due its remote location, our area (James Bay Frontier) has some of the best black bear and moose habitats.
The nearby town of Hearst is known worldwide as
"THE MOOSE CAPITAL".
LOCATED IN WMU 24

West of the property about 11 kilometers and next to the Town of Mattice is the Missinabi River.
The Missinaibi River is a river in northern Ontario, Canada, which flows northeast from Missinaibi Lake, north of Chapleau, and empties into the Moose River, which drains into James Bay.
This river is 755 kilometres in length.
The river is very large and noted for it’s fine fishing.
The river is a favourite canoe destination.
Of the 50 sets of rapids studding the Missinaibi River’s 350-mile route, only two absolutely must be portaged.
The rest are fun Class II–III affairs, which is what makes the Missinaibi one of the world’s best canoe trips:
it’s tough to find that many moderate rapids all in one place.

The Municipality of Mattice-Val Côté is an incorporated township in Cochrane District in Northeastern Ontario, Canada. It is located approximately 30 kilometres east of Hearst and 70 kilometres west of Kapuskasing on Ontario Highway 11.
Set on the Missinaibi River, Mattice used to be a starting point for Voyageurs heading downstream for the fur trade.
When you enter Mattice from the east, you’ll be greeted by a dinosaur.
The dinosaur has no cultural significance to the town. There isn’t a museum around. He’s not the town mascot. It’s just decoration on someone’s front lawn.
A francophone town in the heart of French-speaking Ontario, Mattice (rhymes with ice) is one of these small northern towns (population approximately 500) on Highway 11 that has a little bar, an a full-blown LCBO, and a skidoo repair shop.
The Carnaval Missinaïbi (winter carnival) is held over the course of two weeks in the end of February/beginning of March every winter.
Activities include snowmobile rallies, music concerts, and kids activities.
