File 93- 16 Acres in Devon township   $28,000.00 CDN
Are you looking for a nice quiet get-a-way spot where you can build a cottage or hunt cabin, that’s not far from town?

This property is just minutes away from Thunder Bay, Ont in the Devon township.
The property is approx 25 minutes north west of the Minnesota border, 55 minutes south of Thunder Bay, Ont.

This township is unorganized, meaning there is no permits needed to build. Build whatever or however many you want.

The property can be accessed by either the Devon Rd (highway 593) which is maintained all year round or the seasonal road along the north of the property (Devon North Road 4).

The property has approx. 509’ of highway frontage and over 1500’ off the secondary road. The survey posts were located and marked.

A small pond on the south corner of the property. Refer to the topo maps that note a low-lying area. The pond attracts all kinds of wildlife, from deer to moose to small game. This property is mainly flat.

Just to the north east of the property is hundreds of acres of Crown land to hunt and explore.

This area is well known for its deer hunting. The WMU is #13 for this area.
For the anglers, several lakes such as Whitefish and Arrow, just to name a couple, are within minutes of the property. The lakes produce many different species of fish such as Bass, Walleye and Pike.

There is a good mix of trees on the property. Some mature, ranging in diameter from 6-8”. Poplar, spruce and pines are indigenous to this area.

There is a small clearing approx 1/2 acre, that was established to build or to park a trailer.

There are no services provided.
There is no electrical power to the property so count on having to provide your own power by either solar or generator or a combination of both.

For septic you would need an outhouse or composting type toilet or if you wanted you can develop a septic field.

We do have a survey from 2006 available.
