File 6 - Rare Lakefront Opportunity
Rare Lakefront Opportunity
ONLY 20 MINUTES FROM THE CITY OF TIMMINS, ONTARIO
Occasionally we get unique properties that really excite us.
This is one of those.
An investment property that is to surely go up in value over time.
This is a drive to property in an UNORGANIZED township, Sheraton, only 20 minutes south of the City of Timmins in Northern Ontario.
One hundred and fifty seven acres of lakefront property, surrounded by crown land, that takes in over ½ of a stocked trout lake.
THE ONLY DEEDED PROPERTY ON HEART LAKE!
Good road access from Gibson Lake Road, which is south, off of Hwy 101, to a gated private entrance.
Located on Heart Lake, a lake of approximately 62 acres in size, 3/4 of a mile in length and over 1/4 mile in width.
Perimeter shoreline of over 2 miles, Heart Lake has a maximum depth of approximately 44 feet.
Clear pristine water, sand beaches, three newly built cabins that are far enough away from each other that each member of the family can have their own cabin and not feel crowded.
Being in an unorganized township means you can put up more cabins if you like, to suit your needs.
There are no electrical services to the property.
All newly built cabins have been wired for generator.
Cabins range in size from 14' x 26' to 16' x 30', all with porches with beautiful views of the lake.
In one of the cabins, enjoy your morning coffee from the balcony outside your bedroom.
All cabins come equipped with composting toilets, so no need to venture outside.
Cabin #2 is complete with propane fridge and stove and some furnishings.
All buildings have low maintenance metal roofing.
Cabins #2 and #3 have storage sheds built nearby to house your extras.
Not much need to do anything but enjoy.
This property has over 7200 feet of shoreline!
Over the past ten years, the Ministry of Natural Resources have placed over 16,500 yearling splake into this lake, and, starting in 2007 up until as recent as this year, they have placed approximately 1250 yearling brook trout.
Splake is a mix breed of lake trout and speckled trout.
Speckled trout is another name for brook trout.
Northern pike can be found as well.
Part of the land has had the mature timber harvested, but a large buffer zone surrounds the lake.
Mature trees such as jack pine, red pine, spruce, birch and poplar have been left along the shoreline.
Surface rights come with this property, as well as the rights to the trees.
Pine trees are reserved to the crown.
Sand and gravel everywhere.
A sand/gravel roadway runs along the northern edge of the lake, with ATV trails scattered throughout here and there.
Along these roadways there is always signs of animals present.
Moose wander these roads, munching on the new growth from the timber harvesting.
Grouse and rabbits are always around.
This property is located in Wildlife Management Unit (WMU) 29.
Take a good look at this one, not many around like it.
