AN AWESOME MOOSE HUNTING PROPERTY
If you are looking for a nice large chunk of moose hunting property in a remote location that is not very easy to get to then you should consider this property as it fits the bill.
NO LIGHT POLLUTION
OFF THE GRID
PLENTY OF MOOSE
Located in the UNORGANIZED TOWNSHIP of LITTLE due west of the Town of Iroquois Falls in Northeastern Ontario, Canada.
Because Little Township is an UNORGANIZED TOWNSHIP there is NO ZONING so that means that NO BUILDING PERMITS are required to build whatever cabin you want.
There are no rules so you have no restrictions as to what you can do here or what you can build or to how many buildings you can build.
Property taxes are very low.
That’s right! FOR THE WHOLE YEAR!
THIS PROPERTY COMES WITH SURFACE RIGHTS.
You own the surface of the land and you can build on it, place a septic field, place a well, build other buildings etc.
THIS PROPERTY COMES WITH MINERAL RIGHTS.
This means that YOU OWN ALL the minerals in the ground so if there is gold or silver or any other minerals then you own them.
THIS PROPERTY COMES WITH TREE RIGHTS.
You own all the trees except the Pine Trees (White Pines, Red Pines and Jack Pines) which are reserved to the Crown.
To our knowledge there are no “Pine trees” on this property.
You own every other tree on the land, trees like Spruce trees, Poplar trees, Cedar trees, Balsam trees, Tamarack trees, Birch trees.
There are mature trees on the property as they have not been harvested.
The tree coverage on this property can be considered to be moderate meaning …lots of trees.
Trees on this property include Black Spruce trees, Balsam trees, White Birch trees and Poplar trees.
We class this property as a REMOTE ACCESS property.
Access is only by snowmobile or by Argo on tracks in winter OR by ATV or Argo in the non-winter months for approximately 5.2 kilometers or 3.2 miles.
THIS IS NOT A RESIDENTIAL PROPERTY
THIS IS NOT A FARMING PROPERTY
YOU CANNOT DRIVE YOUR TRUCK TO THIS PROPERTY
The land is mostly flat land throughout the property other than a 10 meter (33 feet) rise at the southwest corner and a
10 meter (33 feet) rise on a section near the mid-west side of the property.
There is about a 10 acre plateau that overlooks the rest of the property.
The eastern side of the property appears to be low ground and that is where the moose like to hang out.
You are TOTALLY SURROUNDED by Crown land on all fours sides.
We are talking about a few thousand acres of Crown land that you can hunt on or explore on.
There are old trails that were made years ago when some of the Crown land was harvested and the easiest trail is to Follow Berlinghof Road which is off Highway 11, until the road ends and then take the trail from the end of the road for about 4.7 kilometers to the property.
Again in winter you would go by snowmobile or by Argo on tracks and in summer, spring and fall by ATV or Argo for approximately 5.2 kilometers or 3.2 miles.
Our favorite FOUR LETTER WORD up here is SNOW!
If you love to snowmobile or cross country ski then you will really appreciate this property and area of Northern Ontario.
The Frederickhouse River is a little over a half mile to the west of this property and you can make yourself a trail (with a permit from the MNR of course) to get to the river where you can go fishing all day long travelling up and down the river.
Good walleye and northern pike fishing on the river.
Plenty of game in this area.
Moose, black bear, grouse, rabbit, fox, timber wolves and more.
