File 18 Abitibi River property   $39,000.00 CDN

Enjoy your own deeded camp lot on the Mighty Abitibi River.
This property has about 1,500 feet of shoreline.

Only minutes away from the boat launch at Twin Falls.
Really, only about 5 FIVE MINUTES AWAY!
Launch your boat at the Twin Falls public boat launch and just go around the point to the property.
From the boat launch to the property is 400 meters or just a touch over 1,300 feet.
Plenty of parking for your vehicle and trailer at the launch parking area.

Recently surveyed in the last 2 years and a copy of the survey is available.

There are about 10 acres of high dry land and the rest of the property is under the waters of the Abitibi River.

This is a very nice building lot overlooking the river.

The property is well treed with a good mix of Poplar trees, some Birch trees, Spruce trees, some Cedar trees and a few other species of trees.

The current owner has cleared a small building and landing site.

The property fronts on the west shore of the river.

No building permit is required.
Surface Rights, Mineral Rights and Tree Rights (other than pine trees) come with the property.

I think there are plenty enough trees to build your own log cabin if you wish.

The Abitibi River System is a popular destination for locals and visitors from afar to engage in some great outdoor recreation along one of Northern Ontario’s largest river systems.
You can travel about 40 kilometers along this river right to Lake Abitibi.

Great fishing and hunting opportunities exist in the area especially along the river.

You can fish for Walleye, Northern Pike, Sauger, Perch and Whitefish.

Hunt for moose, black bear and small game.

There is no road to the property but there is an ATV trail through Crown land that comes near the rear of the property.

The Town of Iroquois Falls is quite close but at the present time the bridge over the Abitibi River from Iroquois Falls is closed.
There is talk of reopening the bridge at a future date but at the present time the way to get to the property is to go to the Town of Cochrane, Ontario, drive out Highway 652 and then down the Industrial Road to the north side of the bridge and then down Twin Falls Road to the launch area.
