159.5 ACRES of PRIME RIVERFRONT LAND ON THE FAMOUS ABITIBI RIVER
THIS IS YOUR ONCE IN A LIFETIME OPPORTUNITY TO OWN A LARGE PROPERTY FRONTING ON A WORLD CLASS RIVER IN BEAUTIFUL NORTHERN ONTARIO, CANADA.
Located in the ORGANIZED TOWNSHIP OF RICKARD which is within the boundary of the Town of Iroquois Falls, just northeast of the Town of Iroquois Falls, Ontario.
THIS PROPERTY BOASTS OVER 10,000 FEET OF SHORELINE (ALMOST 1.9 MILES).
The property is comprised of about 130 acres of wooded land plus some 29 acres of land under the waters of the Abitibi River.
The trees have NOT BEEN HARVESTED on this property.
We estimate there are about 118 acres where the wood is mature enough to harvest if someone wanted to make some immediate return from the trees.
The prominent tree species on the property are Polar trees, Spruce trees, some Birch trees and Cedar trees.
This property is SURROUNDED BY CROWN LANDS to the west, to the east and to the south.
The river is at the north side of the property.
The Abitibi River is huge!
In front of the property the river has an average width of between 1,600 feet to about 2,000 feet.
The original river was a lot smaller but when they created the Hydro dam at High Falls a huge reservoir was created that went back all the way to Abitibi Lake.
The water levels rarely fluctuate and most of the land is anywhere from 5 feet to 10 feet or more above the river level.
SURFACE RIGHTS COME WITH THE PROPERTY.
MINERAL RIGHTS COME WITH THE PROPERTY.
TREE RIGHTS COME WITH THE PROPERTY other than pine trees which are reserved to the Crown.
From the Twin Falls Landing to the property it is only 5.6 kilometer (3.5 miles) boat ride.
About a 10 minute boat ride.
Lake Abitibi it is almost 40 kilometers (almost 25 miles) from the landing and of course, you can ride your boat all the way to Lake Abitibi!
Another way to access the property is from the south.
Just east of the Town of Matheson, there is a road called the Forestry Road which goes north off Highway 101.
From Highway 101 turn north onto Forestry Road and follow this road north for about 32 kilometers and then take some old ATV trails and former forest logging trails for about 3 kilometers to the south end of the property.
These logging trails were created when the Crown lands were harvested.
The easiest way to get to the property however is by the river.
How about fishing?
Well, the locals tell us that the Walleye and Northern Pike fishing is very good along the river and it is even better in Lake Abitibi.
In fact, there is an annual ice fishing derby on Lake Abitibi that is very popular with fisherman from both Ontario and Quebec.
What about the hunting?
You can hunt your land PLUS all of those acres of Crown Lands surrounding the property.
LOCATED IN WMU 28
How do you get to this property?
From the landing at the end of Twin Falls Road it is only a short 5.6 kilometer (3.5 miles) boat ride to the property.
