File 65- Mattagami River front property in the City of Timmins
That’s right! The heading is correct.
We have a large 59 Acre property located on the west bank of the Mattagami River right in the City of Timmins, Ontario.
A great investment property that you can also use whenever you want.
Residents regularly enjoy recreational pursuits along the Mattagami River, a river that winds its way through the City of Timmins.
So as the owner of this magnificent property your outdoor adventures would never be more than a “stone’s throw” away from the Mattagami River.
You could enjoy peace, tranquility and summer activities such as camping, boating, canoeing, kayaking, fishing, and hiking whenever you want yet still be very close to all the city amenities that you may want.
The property is mostly level throughout and it rises at the southwest corner.
The property is moderately forested with a good mix of Spruce trees, Poplar Trees, some Birch Trees and some Balsam and Tamarack trees.
This property has about 2,900 feet of shoreline frontage on the Mattagami River.
The Mattagami River averages over 200 feet in width as it winds by along this property and throughout the City of Timmins.
The Mattagami River is a cool water system that includes fish like Walleye, Yellow Perch, Cisco, Whitefish, Northern Pike, and White Suckers.
There is a “one chain” (66 feet) shoreline allowance along the river’s edge.
The zoning allows for the construction of a “seasonal dwelling” in the southwest corner of the property.
This portion is high and dry and is out of the potential flood zone and you would have some incredible views of the river.
If you drive north on Airport Road and when you get about 450 meters from the intersection of Laforest Road look to the left (west) across the river and you will see this property.
Is this property a good investment?
We think so.
Where else can you find a property like this one where you are on a great body of water like the Mattagami River and at the same time be almost close to a city center and an airport and shopping etc and have the feeling that you are almost in the middle of nowhere.
Imagine building your recreational cabin/cottage then teaching your kids to canoe or kayak to the cabin, take them fishing, make walking trails throughout the property or creating cross country ski trails or go snowmobiling and go ice fishing or whatever you want to do.
Who should buy this property?
A private individual who wants it for recreational use
A church group who wants a place to take children groups to
A service organization who wants a place to take young kids to and teach them about the outdoors
Whoever would have a need for such a unique property and opportunity.
You can get to this property in two ways.
There is a beautiful official boat launch area and parking area on the Mattagami Boulevard on the Mattagami River waterfront Municipal Park and Boat Launch.
Real good launch pad and lots of parking available.
Some people also go to the south side of the bridge where Highway 101 (otherwise known as Algonquin Blv’d) crosses the river and put their kayaks and canoes there also.
From the boat launch it is a 5 kilometer boat ride to the property.
Another area is where the Lafleur Bridge crosses the river and sometimes people park and launch their kayaks and canoes from below this bridge.
Other way is by Driving.
Norman Street is on the west side of the river and the road ends very close to the south limit of this property.
Go and meet the adjoining property owner to the south and perhaps he will grant permission to drive over his property and be able to access this property.
